Why an EPC

More than paperwork: a roadmap.

The EPC certificate has a reputation as an administrative formality. Many property owners see it as just another document to provide. That is a short-sighted view. The EPC Plus, and especially the advisory report that accompanies it, has become a genuinely useful tool for managing the energy renovation of a property.

On the projects we accompany, we regularly see EPC Plus reports that have radically changed the owner's decision. Someone who planned to insulate their façade discovers that the attic is the priority. Someone who wanted to replace their windows learns that their uninsulated attic makes that investment marginal. The real value of the EPC Plus is to overturn certain assumptions, sometimes dramatically.

Our approach

From first contact to delivery.

  1. Initial contact

    First exchange by phone or email to understand your project: property sale, planned renovation, grants to anticipate. We offer a site visit slot within 2 to 3 weeks.

  2. On-site visit

    Our accredited expert spends 1 to 2 hours recording the building envelope characteristics: insulation, windows, roof, slab, thermal bridges. Photos and measurements on site. Collection of the last 3 years of energy bills.

  3. Documentary analysis

    Review of architectural plans, invoices and renovation history. Thermal calculations using the official EPC method. Modelling of variants for the EPC Plus.

  4. Report drafting

    Production of the certificate with envelope label (A to G) and overall energy label (A to G). For EPC Plus: 20-year action plan, three costed variants, cost and grant simulation.

  5. Presentation and follow-up

    Report presentation by video call or in person. Joint review of the prioritised works. If you proceed with renovation, we handle the cantonal grant application.

Who is it for

Four situations that justify an EPC.

Selling a property built before 1990 in the canton of Vaud

Since 2025, an EPC is mandatory on sale for these properties in Vaud. Without an EPC, the notarial transaction is blocked. Plan 6 to 8 weeks ahead of the signing date.

Applying for a cantonal renovation grant

Vaud, Fribourg and Neuchâtel require an up-to-date EPC Plus to process Buildings Programme applications. The EPC Plus must be dated less than 24 months before submission.

Planning an energy renovation over 5–15 years

The EPC Plus provides a costed roadmap. It prevents partial renovations in the wrong order (e.g. replacing windows before insulating the attic).

Buying a property and negotiating the price

Ask for the seller's EPC before making an offer. An F or G rating justifies a discount of 10 to 18 % on the market price, i.e. 80,000 to 200,000 CHF on an average house.

What is an EPC certificate (CECB/GEAK)?

The EPC certificate (CECB in French, GEAK in German) assesses the energy efficiency of a building's envelope and the amount of energy it consumes under standard use. It rates the building from A (very efficient) to G (very inefficient) on two scales: envelope and overall energy.

What is the difference between EPC and EPC Plus?

The standard EPC provides the energy label and general recommendations. The EPC Plus adds a comprehensive advisory report with a three-variant action plan, cost and return-on-investment estimates, and detailed calculation of available grants. The EPC Plus is generally required to access significant grants.

What is an EPC used for?

The EPC is mandatory to obtain most cantonal grants related to energy renovation (roof, façade, windows, heating). It also helps compare different renovation variants and avoid low-impact investments.

Is an EPC mandatory when selling a property?

It depends on the canton. Vaud has required an EPC since 2025 for buildings constructed before 1990. Geneva, Fribourg and Neuchâtel have partially similar rules. Valais and Jura do not require an EPC on sale in 2026 but strongly recommend it.

How long does an EPC energy audit take?

The on-site visit by an accredited expert takes 1 to 2 hours for a single-family house, 2 to 4 hours for a building. The expert records the envelope characteristics (insulation, windows, roof, slab) and collects energy bills. The report is delivered within 3 to 4 weeks.

How long is an EPC valid?

An EPC remains valid for 10 years, provided no major modification affects the building's heating needs. For grants, an EPC of less than 24 months is often required, which may mean an update is needed.

Are CECB and GEAK the same thing?

Yes, exactly. CECB is the French name, GEAK the German name of the same certification. The report produced is identical in structure and methodology. The language of the report can be adapted on request.

Can an EPC support the resale value of a property?

Yes, and increasingly so. On the 2026 market, the price gap between an F–G rating and a C–D rating reaches 10 to 18 %. A good B or A rating justifies a market premium. Presenting the EPC Plus report with the action plan already implemented is a strong selling argument.

Who can issue an EPC?

Only EPC experts accredited by the national umbrella association (the Conference of Cantonal Energy Directors). I.ON is registered as an accredited EPC expert for Western Switzerland. The official list is available online by canton.
